The rough inspection (or during construction visit) is in place so the third-party verifier can see the important green features installed before they are hidden beneath drywall. Your green verifier will be looking at the green building practices, processes and materials that make up the skeleton of the home including; framing techniques and use of engineered woods, insulating techniques, pipe run width, window efficiency and flashing details, exterior vapor barrier, duct design and sealing, land erosion controls, ect. Anything that has to do with green building that is built within the structure and on the land.
To be scheduled and completed after HVAC and plumbing is installed, but before drywall is put up. Normally your green verifier will be on-site during or just before insulation.
Builders, be sure to have any ‘rough-in’ stage documentation readily available to claim the most points during your rough inspection.
Rough inspections usually take about two hours.
The final inspection is in place so the third-party verifier can see the important green features installed after the home is finished. Your green verifier will be looking at complete installed green features including appliances, light fixtures and bulbs, interior paints, floor coverings, water fixture efficiencies, finished soil grade, cutters installed; basically everything else claimed green with the home and site that wasn’t seen during the rough inspection.
To be scheduled at home completion, usually before home-owner move in or just before or after professional cleaning.
Builders, be sure to have any ‘final’ documentation readily available to claim the most points during this last verification visit.
Many times builders want to receive certification ASAP to showcase the home’s greenness for a hopeful quick sell. Finalized certification comes fast, usually a few business days.
Final inspections (if most of the documentation is readily available) usually take less than two hours.
